I follow Brad on Seeking Alpha, and bought this book hoping it to be an in depth look into his approach to choosing REIT stocks. This book turned out to be a primer - long on history, short on analysis. Like many of these books, they show some basics, but don't show the walk forward of how/when he "makes the call" to purchase. I expected 25% on background and 75% on analysis and use of that analysis and it feels like the reverse. Show some picks that didn't go well and what you learned from it... show some where it worked but you were probably lucky (and again, what you learned). I bought this hoping to get confidence on when one might "pull the trigger", but this book didn't do that.
The early chapters stick to basics and are easily a door into this new real estate sector.Great explanations of private versus public traded REITs and ease of selling (liquidity) or buying.It is a reference of quality for quality listing the credit ratings for the traded REITs.Another early chapter delves into an easy review of how to understand cash flows and the use of FFO or free cash flow or AFFO to measure value. Excellent charts and lists and references.I am GLAD to have this one on my shelf.The last chapters go into depth slowly for the more complicated attributes for measuring a REIT and would certainly be important for any CPA.I followed much of it thanks to the writing quality and explanations provided....up to the very last page.
Found this to be full of potentially useful information for a novice REIT investor like myself. A good starting point for looking into the details more closely.

It is written in easy to read language and covers all the basics of what REITs are and how to use them to diversify your portfolio into the real estate sector. Co-author Stepahnie Krewson-Kelly heads up the investor relations department for a large publicly traded REIT. Brad Thomas writes popular up to date articles about various REITs online and provides ideas on how to develop your portfolio on The Seeking Alpha website where you can ask him follow up questions.. So the book offers ideas from two different points of view. This book is an excellent introduction to REIT investment philosophy and provides useful insight in to this somewhat obscure yet useful investment vehicle.
I'd been following Brad Thomas on Seeking Alpha for over a year and decided to pick this up after a CFA told me to watch out for REITs. You can read this book in a day easily, but it's very helpful to keep you grounded and focus on the basics. A good amount of time is dedicated to explaining how REITs work and what the different classifications are. I actually found the detailed lists of REITs to be the most helpful, but I find myself referring to the book while researching potential new REIT investments too. It's worth it, especially if you follow Brad on SA or Forbes.
Good reference guide, but starting to become dated. Too much emphasis on selling REITS as an investment. Formulas for computing REIT performance metrics are very useful.
